44 Unit Affordable Housing Development

The site is located on the western edge of the village of St Erth in west Cornwall, 6 miles northeast of Penzance.  The development consists of the of 44 affordable family dwellings for a Cornwall based Registered Housing Provider. The scheme will include a mix of 1, 2, 3 & 4 bedroom dwellings available as Affordable Rent and Shared Ownership tenure, the scheme also provides a range of Public open spaces and an area designated for future community use.

Reserved Matters planning approval was granted in October 2022 following a previous approval for Outline Planning in 2019. The dwellings have been designed to reflect the materially and vernacular of the surrounding context of St Erth and the wider context of Cornwall.  The intension was to create a development that is in keeping and complimentary of its context.

The site has been designed to consider some difficult constraints such as very steep topography to the east of the site and the close proximity of the surrounding dwellings.  The constraints have helped to inform the general layout and arrangement of the site allowing for well-considered and efficient design.

A Condition Discharge Application is due to be submitted shortly with a start on site scheduled for early 2023.
