Extension and substantial remodel of existing dwelling
Tides Reach was a tired water front property in need of substantial modernisation. 4D Architects Studio were commissioned to look at options for how best modernise the property to bring it up to modern living standards and ensure it’s worthy of the breathtaking location.
Following an initial design phase, which involved us providing various options for the refurbishment, it was agreed to proceed with an option that provided three separate small extensions along with modest structural alterations to the retained building. This resulted in a family dwelling with four double bedrooms, all with en-suites and a large open plan kitchen/ dining and living area with picturesque views over the River Yealm. The main living space and master bedroom have large terraces again affording uninterrupted views. All rooms are accessed from a new modern feature staircase.
The property has been meticulously designed with sustainability in mind, a new external insulation system has been provided reducing heat loss along with a 5kW photovoltaic system ( with a battery storage system) and 7kW Smart EV charger, all of which contributed towards the building achieving an EPC ‘B’ rating.
In addition to the initial design phase 4D Architects Studio were responsible for submitting a planning application, preparing and submitting a building regulations application, producing detailed design drawings and assisting the contractor throughout the construction phase.
